House Rules

LIMITED OCCUPANCY: Occupancy is limited to the number of guests specified on the booking: Maximum of 12. If the Owner concludes that this policy has been breached, the Owner reserves the right to expel the entire party with no refund. NON-DISTURBANCE CLAUSE: Renter and their guests shall not disturb, annoy, endanger (fireworks), or create inconvenience for neighbors, nor use the premises for any unlawful purposes. You agree to keep outside noise to a minimum between the hours of 10:00 pm and 7:00 am. You and all other guests agree to not block any neighborhood driveways or roadway access points. Do not block access to the main road. Failure to comply may result in Renter's removal from the property and loss of reservation fees. CARE OF PREMISES/DAMAGES: NO UNAUTHORIZED PETS ALLOWED. NO SMOKING PERMITTED IN HOUSE. Automatic eviction plus forfeit of any deposit and rent if violated. Renter agrees to pay the Owner for any damages to furnishings, household items, or pool that occur as a result of Renter’s occupancy. This will include payment of any additional cleaning charges over $50 incurred due to Renter’s occupancy. To prevent theft of, or damage to, the Renter's personal property and that of the Property, Renter agrees to close and lock doors and windows when not present at the Property, including upon check-out. OWNERS' RIGHTS: Renter agrees that if the conditions and limitations set forth herein are not met, Owner shall have the right to cancel this agreement and may enter the Property, either by statutory proceedings or by force, to inspect the Property and ensure that Renter has vacated the Property. All monies paid by Renter shall be forfeited as liquidated damages. INDEMNITY CLAUSE: Renter hereby agrees to Indemnify and hold the Owner harmless from any and all claims, including those of third parties, arising out of or in any way related to Renter’s use of Property or the items of personal property provided therein. Renter assumes all risk of injury or other losses relating to any recreational activities, including the use of any swimming pool on the Property, and will hold Owner harmless with respect thereto. NO SUBLETTING: Renter may not sublet or assign this Lease for all or any part of the premises without the prior written consent of the Owner. NO PERMANENT RESIDENCE: Renter's use of the Property is on a temporary, short-term, and transient basis only. The Property is not, and will not be, the Renter's, or any guest's, permanent residence. REPAIRS AND MAINTENANCE: The Property is rented with the Owner’s furniture and household furnishings. The owner shall not be responsible for providing additional furnishings or equipment or services not presently available in the Property. Renter will report any maintenance issues immediately to the Owner. The Owner will make every effort to repair and/or replace any equipment that is not working properly but cannot guarantee that all equipment is in good operating order at all times and no rate adjustments or refunds will be made for equipment, appliance failures, or city infrastructures that may experience an outage during the Renter's stay. CANCELLATIONS: Renter may cancel in accordance with the terms of the selected cancellation policy on the platform that Renter booked on. The Owner will return any refundable amount, if applicable, in accordance with the reservation's cancellation policy. Renters are encouraged to purchase travel insurance through the Airbnb platform at the time of checkout. SECURITY DEPOSIT: The Owner reserves the right to request a refundable security deposit of $1500, depending on the nature of the reservation (including, but not limited to, the size of the group, the age of the Renter and guests, and the stated purpose of stay). ADDITIONAL HOUSE RULES: If any of the rules below are broken, fees may be assessed, and expulsion from the property may occur: 1. No smoking, vaping, or e-cigs inside the property. Failure to comply will result in a $500 fee, and expulsion from the property may occur. Additionally, if odors from smoking or vaping are found inside the home, an additional cleaning fee of $200 will be charged. 2. Local laws require all dogs to be restrained on a leash if they are outside the privacy fence and be up to date on an annual rabies vaccine. Failure to properly restrain your animal may result in expulsion from the property. Additionally: • All dogs must be listed on the reservation when booking, or a $200 fee will be charged. • Dogs must be housebroken • No dogs on furniture/beds • No aggressive breeds allowed. • A maximum of 3 dogs allowed per property. No other pets allowed without prior owner approval. • Dogs must not be left alone in the home without a crate or be left unattended outside. • All dog waste must be cleaned up and properly disposed of before checkout, or an additional fee of $200 will be incurred. 3. No unauthorized parties. Small gatherings may be allowed with prior permission from host; additional fees may be added for additional guests or gatherings. 4. No illegal activity on the premises. Failure to comply will result in immediate expulsion from the property and a $500 fee will be charged. 6. No guests/visitors are allowed who are not listed on the reservation, without prior permission from the host. 7. Absolutely NO diving in the pool. Children MUST be appropriately supervised by an adult when in the backyard and near the pool area—NO lifeguard on duty. Swim at your own risk. 8. No commercial photography or videography without Owner consent. 9. Checkout Instructions (failure to comply with checkout instructions may result in an additional $200 cleaning fee): • Remove all kitchen/food trash from the house and place in the outdoor trash bins. • Shut off all fans, lights, TVs, etc. • Ensure that all doors and windows are closed and locked before departure. • Place any dirty dishes in the dishwasher and start the load. • Ensure that the pool cover is placed back on the pool or the cover is placed in the garage • Place all pet waste in outdoor trash bins. • Ensure that all personal belongings are removed; a $125 fee will be charged to ship items that have been left at the property.

Located in a newly constructed neighborhood, but on the outer edges of town, this home is truly the place where modern meets country! You might hear the hee-haw of a nearby donkey or the call of a rooster during your stay. Enjoy the dark nights, which are perfect for stargazing away from the big city lights. This neighborhood is well suited to walking, running, biking, rollerblading, etc.

Sarah’s place is 10/10! It is exactly as described and pictured. It’s comfy, cozy! The neighborhood is quiet, and peaceful. We really felt right at home while we were visiting. I truly could not say enough wonderful things about this home! And Sarah is, hands down, the best host I’ve worked with. Very responsive and helpful. We were visiting in the area for a graduation from Tarleton University in Stephenville, which is a short ~20 minute drive the house. Highly recommend giant The Oak House, in Tolar, for your stay!

GREAT place to stay and would recommend!! LOVE all the amenities and outdoor activities as we were a group from 60 - 1 year. Host was quick to respond, was able to offer local restaurants and activities which we prefer. Looking for a place - book here!!

This house was perfect for our stay! The host really thought of everything when they put this house together. Such a family friendly place. Great backyard for entertainment of all ages and they include all the little things you may need. Loved that they used non toxic laundry soaps, each shower had shampoo, conditioner, and body wash. Kids room had a little toy area to keep them busy while inside. Each room was decorated so cute! Definitely recommending this place to friends and family in the area.

This hidden gem is a MUST go to! Sits right in the middle of Dino valley and lake Granbury. We loved Sarah’s home. Every room had its own unique style so so that it inspired our hearts to steal some decor ideas! Sarah definitely went above and beyond then any Airbnb I’ve been to. She includes LOTS of accessories/activities that’s for all ages.

This house was great for our quick staycation with friends. Plenty for the 3 older kids to do inside (Nintendo Switch with games) and outside; and I loved the play area setup for our 18 month old! She loved the little kitchen. Thank you for a great stay!
